# Every Vendor Sells AI for Estimating. Not One Will Price the Job.

Read the marketing for the major trades platforms and you would think quoting had been automated. Read their own documentation and something different appears: the AI writes the summary, answers the phone, extracts line items from a bill, and names the estimate. The number itself is still yours.

One vendor says so in print. ServiceTitan's help documentation states that its generated summaries complement but do not replace the line items that show pricing and quantities. That is the most honest sentence in the category, and it is the one worth building a quoting process around.

[**10 Million Coffee Trees. $26M in Revenue. Shares Are $1.10.**](https://invest.greencoffeecompany.com/?utm%5Fsource=email&utm%5Fmedium=paid-partnership&utm%5Fcampaign=partnership370-882%5F09-04%5F58134832179%5F25%5Feg&sub2=gm&sub3=main)

For $1,001, you can purchase approximately 910 shares of Green Coffee Company at the current offering price of $1.10 per share.

What does that give you exposure to?

45 Colombian coffee farms, consolidated together into the #1 largest producer in the country.

Around 10 million coffee trees.

Proprietary processing facilities capable of handling more than one million pounds per week.

A business that grew revenue from $1 million in 2021 to $26 million in 2025.

Products that have already reached more than 3,000 retail locations.

And exclusive third-party rights involving Juan Valdez roasted-coffee products across U.S. and Canadian retail and institutional channels.

This is not an investment in a café concept hoping to open its first location.

It is an opportunity to own shares in a vertically integrated coffee company already growing, processing, roasting and distributing Colombian coffee at scale.

Green Coffee Company is working to capture value across the supply chain—from the farm where the coffee is grown to the shelf where the finished product is sold.

Until recently, investments like this were often reserved for venture funds and wealthy accredited investors.

Today, individual investors can participate.

No accreditation is required, and the minimum investment is $1,001.

The company is still private, so liquidity is limited and returns are never guaranteed. But for investors who understand the risks, this is a chance to gain early exposure to an established coffee operation before a potential future liquidity event.

## Look Behind the Curtain

The tools are real and most are affordable. Jobber starts around twenty-nine dollars a month on an annual plan for a single user, Housecall Pro around fifty-nine, Knowify at ninety-nine. ServiceTitan, Procore and Buildertrend do not publish prices and are built for larger operations.

What their AI actually does, across all of them, falls into four buckets: generating text, extracting data from documents, answering calls, and searching your own records. Jobber's assistant drafts quotes in the sense of assembling a document and will take voice instructions. Housecall Pro's receptionist answers calls and can repeat prices you configured. Buildertrend's AI page lists no estimating feature at all, and its takeoff tool is on-screen manual measurement.

The reason none of them price a job is visible in the research. Two benchmarks published this year tested how well general models read construction drawings. The better one found the strongest model scoring about seventy-two percent overall against ninety-five for professional experts, and on quantity takeoff specifically the best model managed about forty-two percent while most were close to zero. The other found door and window counting landing between twenty-eight and thirty-nine percent, while counting rooms that carried printed labels ran as high as ninety.

That gap explains the mechanism. Models read printed numbers well and architectural symbols badly. A dimension string is text. A door swing is a convention. Asking for the number written on the sheet is reasonable; asking it to count the doors is not.

Even purpose-built takeoff software has a measured bias. An academic test of one AI takeoff product against contractor takeoffs on a commercial building found statistically significant systematic underestimation, worst on area-based items, with one door type coming in nearly eighty percent low. Underestimating is the direction of error, which is the expensive direction.

### The Capability Multiplier

Which leaves a division of labor that is clean and genuinely valuable.

Your price book is the asset, and nobody else maintains it. Housecall Pro's price book is your own data imported from your accounting system. ServiceTitan claims automated cost updates but publishes no source or method for them. Assume nothing is tracking your costs but you.

That matters more this year than most. The Bureau of Labor Statistics producer price index for construction inputs was running about eight to nine percent above a year earlier as of August, with steel up twenty-three percent, aluminium twenty-seven and copper twenty-one. A price book built twelve months ago is roughly nine percent wrong on average and twenty percent wrong on anything metal. That is the margin, gone, on a quote that looked fine.

So the rhythm that works: you do the site visit and the quantities, the assistant does the arithmetic and the prose, and you reprice against the index quarterly rather than annually. Handing an assistant your measurements, your unit prices and your markup and asking it to produce a clean, itemized, customer-ready document saves an hour per quote with no accuracy risk at all, because every number came from you. Quote fast if you can, but there is no evidence that speed causes wins, and an underquote delivered in ten minutes is worse than a correct one tomorrow.

### The Sovereign Action

Build the price book, then let the software do the typing.

- Keep quantities human. Do the site visit and the measurements yourself; the benchmarks say models cannot be trusted to count what is on a drawing.
- Use the assistant for what it is good at: turning your numbers into a clear itemized quote, in plain language, in minutes.
- Reprice quarterly against the BLS construction inputs index rather than once a year. Metals have moved more than twenty percent.
- Put it in writing with the statutory contents. California requires a written contract above five hundred dollars and caps the deposit at a thousand or ten percent, whichever is less.
- Remember the cooling-off rule. A contract signed at a customer's kitchen table carries a three-day federal right to cancel. An emailed quote does not.
